The leg height fully enclosed for the 12 to 24 wide metal garage pages is standard with 9′ legs and can be made taller up to 14′ tall fully enclosed on the regular style and up to 16′ tall fully enclosed on the boxed and vertical style metal garages. (12′ wide can only be made 12′ tall as the structure can not be taller than it is wide). If you are looking for the center height clearance you can type in “center height clearance” in the ask a question on the bottom right of the page or you can always call or email with any questions. The 32 to 60 wide metal garages come standard with 8′ legs fully enclosed and those sizes are available up to 20′ tall.

14 Gauge is the standard tubing used on the framing of the metal buildings, it is 2 1/2″ square tubing.

The optional thicker 12 gauge tubing is 2 1/4″ square tubing.

Framing on the 12 gauge tubing come with a 20 year rust through warranty.

The metal carports & metal garages come standard with 29 GA galvanized steel sheet metal. 26 GA galvanized steel sheet metal, which is a thicker option, is available as an upgrade for an additional fee.

Select the type of level surface you will provide. The level surface must be provided by the customer and we will install and anchor to the selected surface. The site must be level or no more than 3 to 4 inches off level.

Alan’s Factory Outlet metal carports and metal garages come standard Certified for 150 mph and 35 psf. The certified carports and metal buildings comes with blue print drawings which are rated for 150 mph wind and 35 psf snow load. The carports and metal garages going on the ground or asphalt come uncertified and require additional anchors to make them certified so make sure if your carport or garage is going on the ground or asphalt and you want it to be certified to select the certified package for the ground or asphalt which will provide the additional anchors to make it certified for 150 mph and 30 psf. For example if you select ground certified and the carport or metal garage is going on the ground it will come with mobile home anchors to achieve the 150 mph wind rating. The drawings are usually emailed to you upon your request within approximately 2 to 3 business days after you review and approve and sign your order.

All 16 different colors are available for the same price and the color does not affect the delivery time. The roof sheeting is 29 gauge.

This 20-foot-wide garage is big enough to park two cars side by side. You will also have extra space in the back of the garage that you can use as a work area or for storage.

If you want to make this into a 4-car garage, you can either park your cars double-deep, or you can put four 8×8 garage doors on the side to make a 4-bay garage. The 4-bay option will make parking a lot easier if you drive all of your vehicles frequently.

Some manufacturers send a whole truck just to deliver a single garage building kit. That is a great way to deliver your building fast–but it adds a lot to your total price. Some competitors also add extra charges, like a $300 unloading fee if you don’t have a forklift!

Getting a Permit

After you order your building, you will need to call your local planning department to find out what documents are required to get a building permit.

If you need to submit plans with your application for a building permit, let us know. Generic engineered building plans can be emailed to you within a few days after you place your order. For more information about building plans and getting a permit, see chapter four of our Garage Buyer’s Guide.

If for any reason you aren’t able to get a permit we will promptly refund your deposit.

Foundation and Site Prep

After you order your building and get a permit, you will need to hire a local contractor to prepare the foundation for your building.

Size: In most areas we recommend that the concrete pad for your metal building is one foot wider and one foot longer than your building. You can use our concrete pad size calculator to confirm the correct pad size for your building.

Specifications: Many of our customers have their building installed on a 4” slab with footers, but you should check with your local building department to confirm local requirements.

Site Requirements: Our installers need at least three feet of space on every side of your building to place their ladders while installing your building.

Free Delivery and Installation

When your site is ready for your building you will contact us so your order can be scheduled. As soon as there are enough orders to schedule a delivery route in your area, you will be contacted about a week in advance to notify you of your expected delivery date.

Most metal buildings take 1-2 days to install. You will need to pay the balance of your order when your installation is complete.

Garage Doors, Windows, and Frame-Outs

All of our garage doors are roll-up doors. We do not sell garage door openers, but you can have an automatic garage door opener installed after your garage is built.

If you prefer to install your own garage doors, walk-in doors, or windows, we can help you design custom frame-outs to meet your specific requirements.

We are able to insulate the roof or the whole building. Use the building configuration tool to select your insulation options.

Colors

We have 16 different metal building colors available. Lighter colors are more energy efficient and will help keep your building cooler.

Custom Placement

If you aren’t able to place doors and windows where you want them with our 3D design tool, you can let us know where you want them placed after you submit your order.

Electrical

If you need electricity in your building, you can add wiring after your building is installed. You may want to run a tube with wires through the bottom of your building before your foundation is poured. The frame of the building is about 2 ½ inches thick, so any wiring coming in through the floor should be placed further inside the building.

Frame and Panel Upgrades

Consider upgrading to 12-gauge steel framing to get a 20-year rust-through warranty. The 26-gauge metal sheeting upgrade will also help ensure your metal building or garage lasts for a very long time. A well-maintained metal building can last more than 50 years, so these upgrades are a good investment if you need to maximize your building’s lifespan.

This 20×40 building is great for storage, and works reasonable well as a garage. The only issue as a garage is that parking is a bit tight, so you have to be careful when you open the doors on your vehicles. If you’re on a tight budget, that’s not a big deal. But if you can afford a little larger garage, our 24×40 garage has an extra 140 square feet of space, which makes parking and storage easier.

Some people use this building as a huge 20×40 shed, for storing lawn mowers, farm equipment, and other tools.

An Alan’s Factory Outlet 20×40 vertical-roof metal garage is 20′ wide by 40′ long and has 800 square feet of fully enclosed storage space. It includes 9′ legs as the standard, but you are given the option of making them taller for an additional cost.

Each 20×40 garage is constructed using 2 1/2″ by 2 1/2″ 14-gauge square tubing for sturdy and reliable framing. Customers may also upgrade to 2 1/4″ by 2 1/4″ 12-gauge tubing that comes with a 20-year rust-through warranty.

In order to install the 20×40 vertical-style metal garage, its flooring must be level or within 3″ of level.

All of our 20 by 40 steel buildings are custom-built to accommodate the options, style, and size you choose. Customers may select from a wide variety of options to create the garage they need. These options include taller legs for increased height, garage and walk-in doors, windows, and more. You can even choose from 16 different colors for the sides, roof, and trim of your new garage.
